PLANNING UPDATE
We attended three interviews at the Council’s Planning and General Appeals Committee meeting on the 6 October
2006, and are pleased to report that
sensible rulings were made in each case based on the officials’ recommendations
and our input at the meeting. The issues
deliberated on were as follows:
Erf 4851,
Erf 186,
Erf 1492,
Franciscus House,
On 23 January 2006, SPELUM over-rode the officials’ recommendation that the subdivision of this erf be subject to a 1000 sq.m erf-size, instead of the 650 sq.m being applied for. We believe that the recommended minimum erf-size of 1000 sq.m was a generous compromise and are pleased to report that this was upheld by the Appeals committee.
SPELUM: We shall be attending a number of interview meetings with the Spatial Planning Environment and Land-Use Management (SPELUM) Committee on 18 October and hope to report positively in our next issue of Hout and About.
Erf 2774,
We have been informed that the Building
Inspector has issued notice for unauthorized building work on this property and
that he is in the process of calling for legal action in this respect. In addition, the Land Use inspector reported
that both he and the Town Planner have explained the process which must be
followed by the owner to obtain permission to apply for a B&B. The legal action to be taken will be in terms
of the National Building Regulations Act 103 of 1977 for Building items and
Section 39 of the Land Use Planning Ordinance 1985 for land use matters.
Neighbours have indicated a number of misgivings (including parking and noise in their residential area) and have pointed out that they need to be timeously advised of such intended change in land use so they can comment if necessary. We encourage residents to go through the proper channels when undertaking new ventures which require permission in whatever form is applicable.
